In October 2026, home sales in Calgary dropped by 15.3% compared to the same month in 2025, according to The Calgary Real Estate Board. The residential benchmark price fell slightly by 0.4% to $564,200. Chief economist Ann-Marie Lurie attributes this trend mainly to an oversupply of higher-density housing types like apartments and row homes, which saw significant year-over-year declines in prices: apartment-style homes down 7.9% to $288,800, and row-style properties decreasing by 5.1% to $407,500. In contrast, detached home prices only dipped by 0.7% to $735,100, while semi-detached homes saw a slight increase of 0.8% to $685,200. New listings also decreased by 9.4%, with total inventory standing at 4.6% lower year-over-year, totaling 6,173 homes for sale in October.
